Frequently Asked Questions

Q:  I think I’m ready to buy a house—how do I get started?

A:  If you haven’t already done so, you’ll want to meet with a lender (let Barbara or her team know if you need a referral) to find out how much you can afford and get a “pre-qualification” letter that you can attach to an offer.

Q:  Will I have expenses?  How much cash must I have on hand to buy a house?

A:  Once you have a signed-around offer, you will be expected to pay the following:

  • An earnest money deposit; a typical amount is 1% of the purchase price. Earnest money lets the seller know you are serious about the offer you are making to buy their house. Your earnest money will then be applied to your costs at closing.
  • A down payment, unless your loan type does not require one (for instance, a VA loan with no-money-down). Most lenders require that you pay something toward the purchase price—a down payment—and then your mortgage loan pays the balance.
  • An inspection fee—typically around $375-$425. The inspection by a licensed home and pest inspector lets you know whether all systems work properly and where repairs may be needed.
  • An appraisal fee—typically around $500-$800. Your lender will order an appraisal to determine the value of the property you are buying to be sure you are not borrowing more than the home is worth. Your lender may be able to roll this expense into your closing costs.
  • Closing costs; amount will vary depending on the details agreed to in your purchase contract. Your lender is required to give you an estimate of these costs when you apply for your loan.

Q:  If I hire Magnuson Properties, do I have to pay their commission?

A:  No; the seller pays the commission for both the listing agent and the buyer’s agent.

Q:  How do I benefit by working with a buyer’s agent?

A:  Our services include, but are not limited to, the following:

  • Providing access to listings you would like to preview.
  • Advising you in how to write up an offer that has a good chance of being accepted by the seller.
  • Negotiating price and other contract options.
  • Negotiating repair requests after the inspection.
  • Coordinating communication with the listing agent, your lender and the escrow closer.
  • Sending you weekly updates and guiding you through the process up to closing

Q:  Once I make an offer and it is accepted, how long before I can move into my new home?

A:  You can usually expect to close within 4-6 weeks after your offer has been accepted.
